How I Help You to be Sure of Value

One of the most important aspects of my job is to ensure that you are aware of the current range of value of any property you are either selling or thinking of buying. While we can never say for an absolute certainty exactly how much any property is worth, because this depends upon many factors which vary from case to case, it is usually possible to establish a fairly accurate range of value. This is done by means of a Current Market Evaluation. Such an evaluation is often fairly straightforward in the case of condominiums and townhouses because there are usually sufficient sales within any given complex to establish value. In the case of  houses, however, the evaluation is usually more challenging since seldom are two houses the same, nor do they have the same characteristics in terms of location, sitting, exposure, etc. My approach to providing you with a market evaluation is to share the relevant market data with you, then spend time in assisting you to be as objective as possible in setting the list price for your property, or in determining how much you wish to offer to purchase a property.
Education Training Experience

Post Secondary Education and Training: B.A. in Psychology & Sociology, University of
Saskatchewan, Saskatoon; Master of Divinity, Queen's University, Kingston; Master of Social Work, University of Toronto.

University of British Columbia Real Estate Salesperson's Pre-Licensing  Course and Diploma, 1993; obtained License 15 February, 1994; BCREA Post-Licensing Course, February, 1994. University of British Columbia  Real Estate Agent's Pre-Licensing Course & Diploma, 2000; Obtained Agent 9.15 License, 29 May, 2000.

Professional Experience: Many years as  Family Therapist in Residential Treatment Settings; Executive Director of a 42 Bed Residential Treatment Center for emotionally disturbed boys; and Human Relations Consultant in Private Practice providing individual & marital psychotherapy.

  • Generation of an accepted offer. This is the ultimate goal of the marketing program.  It is usually possible to determine, given an active market, whether you can expect to receive an offer on the original list price within the first 30 days of marketing.

Refinement of the list price is sometimes necessary to generate an offer.  Should this be the case, the timing, extent and implications of the refinement will be carefully reviewed with you.

 
Personal Interests

Since 1992 Don has enjoyed assisting his wife Mavis in breeding & showing Championship Portuguese Water  Dogs, a rare breed which is the ancestor of the Standard Poodle. Samador Kennels is  registered with the Canadian Kennel Club. In August, 1999 Mavis & Don expanded their breeding program to include Lowchens, another rare breed.

Don has been an ardent sailor since 1973. In 1982 Don & Mavis sailed from Thunder Bay, Lake Superior to San Juan, Puerto Rico on their 1935 classic wooden sloop
Ruffian II. They cruised in the Caribbean for the next 10 years, operating their 51' Ketch, Camelot, as a Deluxe Crewed Charter Yacht.

Don is a member and has served as President & Treasurer of Victoria Habitat for Humanity. Don has served on numerous committees of the Victoria Real Estate Board.
